For as long as I’ve been a pro, my dream has been to own my studio building and never again be at the mercy of a landlord. However, buying commercial space is incredibly difficult for normal business owners, virtually impossible for a queer woman in the adult industry. I’ve had this dream shot down more times than I can count, but I never gave up. I rebuilt my business from scratch 7 years ago and worked so hard to make it look good on paper, to recover my credit and respectability from my divorce, and to build the business savings (which meant paying myself a LOT less).
In January, I decided to try again after finding an ideal building. This started the most grueling, brutal process of a commercial loan.. and let me tell you, it’s impressively hard.
For the last 4 months, I’ve spent 20+ hours a week PLUS my actual job (even while traveling to Greece and with COVID) playing this never-ending game of proving that I deserve this loan.
Mountains of paperwork.
Excruciating financials.
Non-stop problem solving.
Panic inducing emails.
Hundreds of hours on the phone with the IRS, the state, accountants, the lender.
More paperwork, more proof, more agreements.
Finding a contractor, an architect, and nailing down a construction budget.
Battling the misogynistic seller’s agent who tried to cancel the deal constantly because he had another buyer lined up offering more if my deal fell through.
My team did their best to pick up the slack and keep things running while I did battle on this every day, for which I would never have been able to do this without them.

But somehow, fortune and my hard work paid off. She’s all mine.
I signed the papers on Monday and got the keys yesterday! I’m now the owner of a beautiful, freestanding brick building just south of downtown. It will be offices, commercial dungeon, event space, rental photo/video studio, and production space — 6000 SQ ft of possibilities.
We will be utilizing the space for both production studio and dungeon, along with Tabitha Jane as my resident Domme partner-in-crime.

The loan I acquired allows for most of the structural work, walls, flooring, etc but none of the decor and furnishings.
I’ve started a Fundly (a better alternative to GoFundMe) for the remaining amount that we’ll need for this project. I’ve outlined the current priorities and items that we’re working towards, which include security fencing, appliances, hot water heater, and more.
I’ve been fortunate to have a kickass architect who understands my vision and the designs we have cooked up are amazing. Suspension system built into polished beams, glossy medical room, immersive bondage theatre, sensual library, sparkling makeover room, and so much more.

The new building is still in Columbus, and is located just south of downtown. It has a large parking lot and will be fully security fenced.
What will it have?
The building will be split into two sides, one dedicated to kink and the other dedicated to video production. The dungeon side will feature 7 fully sound dampened, private playrooms that will be rentable to couples/moresomes and select professionals with two full bathrooms with full showers. It will also have overnight accommodations with bedroom and shower, a community space with full kitchen and classroom area for classes and educational events.
The entire space (6000 sq ft) will be utilized for larger events and play parties, as well as creative events featuring photography, music, and dance. We intend to rent our production space to industry creatives as well as utilize it for our own production projects.
When will construction be finished?
As with everything else post-pandemic, things are taking longer than usual and we don’t anticipate the construction to start until August. We hope to have everything finished and to move in fully by late fall, with our grand opening occurring sometime towards the end of the year.
